FREQUENTLY ASKED QUESTIONS

1) How to acquire a property in Primary Homes?

The client may directly visit the office, main branch in V. Rama Avenue or sales offices in SM and Parkmall, bringing along the reservation fee and other requirements. Friendly account officers will immediately assist.

2) How much is the reservation fee?

Reservation fee will depend on the project. Hereunder is the list:

Subdivisions:

  • Casa Del Rio- P50,000.00
  • Alegria Palms- P30,000.00
  • Collinwood- P30,000.00 for Phase I, II, III; P50,000.00 for Phase IV; P50,000.00 for RFO units
  • Brookfield- P30,000.00
  • Garden Bloom Villas- P20,000.00

Condominiums:

  • Avalon- P100,000.00
  • East Aurora Tower- P100,000.00
  • Woodcrest Residences- P50,000.00
  • La Guardia Flats I & II - P20,000.00

3) What are the requirements to bring?

Please take note that all requirements enumerated below don't have to be secured upon payment of the reservation fee.
The client though has to inform the account officer as to when is the availability.

  • Photocopy of 1 valid I.D.
  • Residence Certificate or Passport(including spouse)
  • TIN No. (Buyers working abroad are exempted)
  • Special Power of Attorney (For buyers who need representation)
  • Post Dated Checks for monthly amortization
  • Fire Insurance (for In-house Financing only)
  • Credit Investigation Fee (for 3-5 years In-house Financing only)
  • Sales Redemption Insurance (for 5 years In-house Financing only)

4) After paying the reservation fee and submitting the requirements, what is the next step?

Immediately a month after turning over the reservation fee, the client will start with the down payment of the equity based from the Total Selling Price (TSP) of the unit.

5) How about the balance?

The client has a choice of completing the balance based from the Total Selling Price (TSP) through the following:

  • HDMF/ Pag-IBIG
  • In-house Financing
  • Bank

Account officers will elaborate the above upon presentation of computed figures.

6) Is the Total Selling Price (TSP) inclusive of taxes and miscellaneous fees?

Yes.

7) Are there other payments that will follow?

Yes. These are connection fees for electricity and water as well as Homeowners' Association dues.

8) When can the client move in to their unit?

Move-in Guidelines are based on the following:

A. Acquisition under In-house Financing

For Plan A, B, C1 to C4

  • Payment should be 51% of the Total Selling Price (TSP)
  • Complete Post Dated Checks and other documents

For Plan C5

  • Payment should be 30% of the Total Selling Price (TSP)
  • Credit Investigation Fee and Mortgage Redemption Insurance
  • Complete Post Dated Checks and other documents
  • Fire Insurance

B. Acquisition under HDMF/ Pag-IBIG and Bank

  • Payment of at least 30% of equity
  • Letter of Guarantee from the financing institution

9) When can the client expect turnover of their unit?

Delivery of the units can be classified as follows:

  • Ready-for-occupancy Units- 2-3 months
  • On-going Development Units- 6-12 months
  • Pre-selling units- 18 months from the date of reservation

10) Who builds the subdivisions and condominiums of Primary Homes?
